BOSS Homes ADUs for Riverside homeowners
We have built in Riverside County, and the Inland Empire is a market we are actively expanding into. Our factory is in Montebello, which puts most of western Riverside County inside a straightforward delivery run.
We make the panels, we hold the contract and our crew assembles on site. One company from the first drawing to the final inspection.
LOCAL RULES
What you can build in Riverside
State law does most of the work here. Four feet from the side and rear property lines is the most a jurisdiction can ask for. There is no minimum lot size. There is no owner occupancy requirement. A compliant application has to be reviewed ministerially, on objective standards, without a public hearing. And you are guaranteed the ability to build at least 800 square feet even where local rules on coverage would otherwise stand in the way.
The practical question in this part of the state is jurisdiction. Riverside County is large and a great many properties with a Riverside area address are in unincorporated county territory rather than inside an incorporated city. That determines whether your permit goes through the City of Riverside, through one of the other cities in the county, or through Riverside County. It is the first thing to establish and it is not always obvious from the address.
Lot sizes here are generally more generous than in coastal Los Angeles, which changes the conversation entirely. Closer to the coast the question is whether anything fits at all. In much of Riverside County the question is which of our models makes the most sense for the space available, and whether a two or three bedroom unit is worth building rather than a studio.
Built for fire hazard severity zones
Substantial parts of this county sit within designated fire hazard severity zones, which carry additional building requirements. Our panels are light gauge steel framing around a PIR insulation core, finished with cement board on the outside and drywall on the inside. The assembly carries an ASTM E84 Class A fire rating and meets Wildland Urban Interface requirements. On a lot inside a fire zone that is a material difference from a stick framed unit, and we will confirm exactly what applies to your parcel during the feasibility study.
WHAT WE BUILD
ADUs for Inland Empire lots
Eight models, studio through three bedroom. On the lot sizes common out here, most of the range is workable.
Two and three bedroom, 750 to 1,200 sq ft
Rendering. Two Bed Core, 20' x 40'.
BEST FOR: THE LOT SIZES THIS COUNTY ACTUALLY HAS
This is where the Inland Empire differs from everywhere else we build. Rear frequently deep enough yards to take a 20 by 40 foot unit without crowding anything, and on a cost per square foot basis the larger models are the better value. If you have the space, there is little reason to build small here.
- Three two bedroom layouts, one three bedroom
- Two full bathrooms on most configurations
- From $228,395 installed, including civil work and assembly
One bedroom, 360 to 500 sq ft
Rendering. One Bed Plus, 16' x 32'.
BEST FOR: A FAMILY MEMBER ON THE PROPERTY
In Banning we built a 450 square foot one bedroom for a family who wanted their grandmother in her own space, steps from the main house rather than in a facility somewhere else, matched to the existing home in color and material. That brief comes up constantly out here and the one bedroom is the size that
answers it.
- One Bed Core at 16′ x 24′, One Bed Plus at 16′ x 32′
- Separate bedroom, full bath, walk-in closet on the Plus
- From $142,495 installed, including civil work and assembly
Studios, 220 to 320 sq ft
Rendering. Studio Core, 10' x 24'.
BEST FOR: INFILL LOTS IN THE OLDER NEIGHBORHOODS
The older parts of Riverside and Corona have tighter lots than the newer tracts around them. A studio fits those, and it is also the model people choose when the unit is a home office or a workshop rather than somewhere to live.
- Studio Core at 10′ x 24′, Studio Plus at 12′ x 28′
- Full bathroom and kitchen in both
- From $110,695 installed, including civil work and assembly
HOW IT IS BUILT
Seven trades, one panel
Our wall and roof panels are manufactured in Montebello with framing, sheathing, insulation and the electrical and plumbing rough-ins already integrated. Light gauge steel framing around a PIR insulation core, cement board outside, drywall inside, so the finished room feels like any other room in your house. Your panels are being built in the factory while your foundation and utilities go in on site, rather than one after the other. ASTM E84 Class A fire rating, meets Wildland Urban Interface requirements, evaluated under IAPMO UES ER-0658.

Questions
Common questions in Riverside
-
Is my property in the City of Riverside or the county?
It is worth checking, because it determines which department issues your permit. A Riverside mailing address does not always mean a City of Riverside permit. We establish this at the start.
-
Are ADU rules different out here than in Los Angeles?
The substance is the same. State law sets the setbacks, the size protections and the review process statewide. What changes is the department and the fee schedule.
-
My lot is large. Can I build something bigger than a studio?
Yes, and out here you usually should. Our range runs to a 1,200 square foot three bedroom, two bathroom unit, and on a larger Inland Empire lot that is generally the better return.
-
Does being in a fire hazard zone stop me?
No, but it adds requirements. Our panels carry an ASTM E84 Class A fire rating and meet Wildland Urban Interface requirements, which helps. We confirm exactly what applies to your parcel during the feasibility study.
-
How far is your factory from here?
We manufacture in Montebello, in eastern Los Angeles County, which is a straightforward run out to most of western Riverside County.
-
Can the ADU be matched to my existing house?
Yes. We did that on our Banning project, matching the color and materials of the main house.
No cost, no obligation
