One company from the first drawing to the final inspection

BOSS Homes builds accessory dwelling units across Southern California, and we make the panels ourselves. Our factory is in Montebello, in eastern Los Angeles County, which puts most of the region inside a straightforward delivery run.

That matters more than it sounds. You are not coordinating between a factory in another state and a local builder who has never seen their product. We design it, manufacture it, pull the permit and assemble it on your lot.

The rules

What California lets you build

Since 2019 the legislature has steadily stripped local authorities of the power to block ADUs, and most of what governs your project is now state law rather than city rule. A jurisdiction cannot require more than four feet from your side and rear property lines. It cannot impose a minimum lot size. It cannot require you to live on the property. And it must review a compliant application ministerially, meaning it is approved against objective standards without a public hearing or a design opinion.

The statute also protects your right to build at least 800 square feet regardless of lot coverage, floor area ratio or open space rules that would otherwise stand in the way. Detached units can go considerably larger where the local rules allow it.

Parking is removed as a requirement in several situations, including where the property sits within half a mile of public transit, which covers a large share of the region. If you convert a garage, you are not required to replace the parking it held.

You can rent the unit for terms of thirty days or longer. Owner occupancy requirements for standard ADUs have been permanently removed.

What still varies city to city is the process rather than the substance. Which department issues the permit, what it charges, how long its queue runs, and whether your parcel carries a hillside, historic, coastal or fire hazard overlay that adds a review step. That is what the area pages above are for.

HOW IT IS BUILT

Seven trades, one panel

Our wall and roof panels are manufactured in Montebello with framing, sheathing, insulation and the electrical and plumbing rough-ins already integrated. Light gauge steel framing around a PIR insulation core, cement board outside, drywall inside, so the finished room feels like any other room in your house. Your panels are being built in the factory while your foundation and utilities go in on site, rather than one after the other. ASTM E84 Class A fire rating, meets Wildland Urban Interface requirements, evaluated under IAPMO UES ER-0658.

Questions

Common questions

  • Which counties do you serve?

Los Angeles, Orange, Riverside and San Bernardino, from our factory in Montebello. If your property sits outside those, call us and we will tell you honestly whether it makes sense.

  • Are the rules different in my city?

The substance is not. State law sets the setbacks, the size protections and the review process across California. What differs is the department, the fee schedule and the queue, and whether your parcel carries an overlay that adds a review step.

  • Does my lot have to be a certain size?

No. State law prohibits cities from imposing a minimum lot size for ADUs. What determines what fits is the setbacks and the shape of the usable area.

  • Will I need to add parking?

Often not. State law removes the requirement in several situations, including where the property is within half a mile of public transit. We check this against your address.

  • Can I rent it out?

Yes, for terms of thirty days or longer. Owner occupancy requirements for standard ADUs have been permanently removed under state law.

  • How long does a factory built ADU take compared with building on site?

The saving comes from running two things at once. Your panels are manufactured while your site work and foundation go in, rather than after. Your site conditions and your jurisdiction determine the rest.
